We start each process by examining, photographing, and documenting a detailed description of your property. We will then thoroughly research each item being appraised, and prepare a written report with an estimate of value for your property. Included will be research valuation documentation and photographs.
Linda McAdoo, AOA, is an accredited member of the Association of Online Appraisers. She provides appraisal reports of residential contents, antiques, and collectibles for a variety of purposes.
Why appraisals are needed?
The word appraisal simply means "an estimate of value." In legal terms it means, "A valuation or an estimate by disinterested persons of suitable qualifications." The Uniform Standards of Professional Appraisal Practice handbook contains approximately 150 pages stating what constitutes an appraisal. "Verbal approximations of value" are not appraisals and should not be represented as such.
Appraisals written by certified appraisers may be needed for many reasons. Some of these include:
- Insurance - Replacement cost due to loss or damage
- Charitable Donation - Fair Market Value
- Estates - Fair Market Value; taxes; division among heirs
- Divorce, bankruptcy and other matters of litigation - Fair Market Value
- Liquidation - Fair Market Value
